OUR MANAGEMENT PROGRAMS

We are pleased to take an approach to property management that allows you to choose what types of services you would like. Our flexible menu of options allows you to focus on increasing your return on investment, because you can opt for only what you need. Choose from our full service program or other options focused on single-issue marketing and management.

FULL SERVICE PROGRAM

Our full service program handles all aspects of qualifying tenants, administration, maintenance and collections.

QUALIFYING TENANTS:

  • Interview each tenant applying for a rental.
  • Check the applicant’s credit with the major credit reporting agencies.
  • Provide a background check to screen for sexual and violent offenders.
  • Verify personal information, including employment, rental history, income, etc.
  • Prepare all lease documents.

ADMINISTRATIVE SERVICES:

  • Handle all disbursement of collected funds to the property owner.
  • Manage all funds in a trust account.
  • Provide annual statements for tax purposes.
  • Ensure compliance with all local, state, and federal systems.
  • Create and maintain a file and accounting system.
  • Pay all necessary property bills, including mortgages, insurance, utilities, and property taxes.
  • Provide monthly financial reports to the property owner.

MAINTENANCE SERVICES:

At Rawls Rentals, we believe that quick, reliable, and cost-effective property maintenance is a critical component of upholding the integrity of a rental property and ultimately helps to  create a healthy, happy relationship between tenant, property, and owner. Our preventative maintenance program helps to minimize tenant turnover  while  maintaining and improving the owner’s property value.

COLLECTIONS SERVICES:

  • Prepare and send out monthly statements.
  • Follow up on all late payments with the tenant.
  • Prepare and send eviction notices.
  • Take expedited action to pursue the return of your property through proper legal channels so that you can move forward with getting a new tenant.

Without an effective marketing strategy, your rental property could sit empty for a while, costing you money. At Rawls Rentals, we are experts when it comes to effectively marketing rental properties and will use our skills to help assess your property and design a custom marketing plan. In addition to providing individual services, when it is time for your tenant to sign a new lease we will make sure that your rental rate reflects what is reasonable for the current market conditions so that you can capitalize off of a more profitable return on your investment.

Some of the methods we use for our custom marketing program include:

Rawls Rentals website – This website receives a lot of traffic and is hot spot for finding local rentals. We include your property pictures, information, and a rental application to keep it convenient for those close by or who may be moving into the area.

Professional property signage – Many people scour the community they are interested in moving into, making professional signage a must. We take care of all of that for you.

WE CAN ASSIST YOU IN EITHER 2 WAYS:

1. If you have the time and energy to deal with servicing your rental home we can assist you with finding a great tenant! For just 1/2 the first full month's rent we will:

  • Advertise your property - utilize effective internet strategies and signage (if you desire)
  • Coordinate showings to potential renters
  • Effectively screen applicants- using the same guidelines we use for properties we manage
  • Facilitate lease signing between you and the tenant(s)
  • Perform a move-in inspection with tenant(s)
  • Here if you need us- if you need our help during the course of your tenant's stay you can contact us and we can discuss the situation (additional cost may apply depending on what you need assistance with)..there is no charge for general questions!

2. If you are like most people who own property other than their primary residence and don't have much time on your hands you may want to let us take care of your property for you! Without going into great detail here, we will ensure that these 5 major points are taken care of:

  • Prepare- get you and your property ready for the market by educating you on what it can rent for and what needs to be done to get it in the best rental condition possible to get it rented in the quickest timeframe possible. Also, if you are new to the property management world we will help you every step of the way!
  • Promote- advertise your home so potential renters can know it is for rent. This will include the most effective advertisement avenue in our modern time, the internet, as well as signage if your neighborhood allows it.
  • Screen- very important for getting the right tenant in your home so we take extra precautions in this area, from performing our due dligence to make sure they earn enough to pay the rent to making sure they are not a wanted criminal.
  • Secure-once the applicant(s)  is approved we move on to making sure they will move from collecting reserve funds to take your home off the market to getting the lease documentation signed and keys in their hands!
  • Manage- be available for your tenant(s) needs and keep you abreast of what is going on with your property, from handling maintenance issues to eviction processing, we are there!!
